Worked example

On a $400,000 home with $80,000 down, a 6.5% rate over 30 years, $4,800 annual property tax and $1,600 insurance, the total monthly payment lands around $2,585 — principal and interest make up about $2,022 of that, with tax and insurance covering the rest.

30 years is the US standard, 15 years is common for a faster payoff with a higher monthly payment.
